Terms & Conditions

  1. The House is strictly no smoking. If there is any evidence of smoking within the house we reserve the right to charge an additional charge of £100 for deep cleaning.
  2. Period of Let: The rental period runs from 1600hrs on the day of arrival until 1000hrs on the day of departure. Any delayed departure may incur additional charges at our discretion.
  3. After a booking has been received and accepted with a 50% deposit paid, the client will be required to pay the full cost of the booking six weeks prior to the date of arrival. Should a reservation be made within six weeks of arrival, full payment must be made at the time of the initial reservation.
  4. All bookings will attract a security deposit of £100 against which any repair of damage or excessive cleaning costs or replacement of breakages can be offset. This must be paid when the final payment for the rental is made. The security deposit (or any remaining balance) will be returned to the client when the house has been checked - we aim for within seven days,
  5. In the event of cancellation up to six weeks prior to the arrival date the deposit will be returned if we are able to re-let the cancelled period. Any cancellation made within six weeks of the arrival date will result in the total loss of the full amount of the booking unless as above the cancelled period can be re-let. We strongly recommend you purchase appropriate holiday insurance. Under no circumstances can the owners of the house be held liable for loss or damage to client's property.
  6. VAT: Currently, there is no VAT on rental properties of this type, we reserve the right to change this at any time.
  7. The house will be cleaned before you arrive and it is expected that the private ownership of the house will be respected and that it will be left in decent order for the next guests. Please make a note on the form provided of any breakages. If excessive cleaning or replacement of breakages or repairs for any damage is required then these additional costs will be met by the client at the owner’s discretion.
  8. Changes: The owners reserve the right to change any of the specifications of the house.
  9. Christmas and New Year can only be accepted as week-long bookings.
  10. Restrictions on Rental: The owners reserve the right to refuse rentals or terminate a rental for improper use or unacceptable behaviour. In such a case any refund would be entirely at the owner’s discretion. Rentals will not be accepted by anyone under 21 years old. Only the persons listed on the booking form may occupy the booked accommodation. Sub-letting or assignation of the let is strictly prohibited. The contract affected on confirmation of reservation relates to a holiday let only and is therefore not an assured tenancy in terms of the Housing (Scotland) Act 1988. This confers on the client the right to occupy the property for the period agreed for holiday purposes only, in terms of schedule 4 section of the aforementioned Act
  11. Should a client be dissatisfied for whatever reason with the accommodation they must notify us within two hours of arrival. The client must also notify us of any damage or defect detected during their stay. Failure to do so may result in the Client being liable for any damages or defects. The owners may inspect the property at any time during the rental period.
  12. Pets: Sorry no pets allowed.
  13. Liability and responsibility: The owners cannot be held responsible or accept any liability for loss, damage or injury sustained whilst on the property.
  14. Utilities: The owners cannot be held responsible for any failure of Utility Services (eg: Electricity, water supply, gas) which is beyond their reasonable control. No refunds will be given in the event of any supply or service failure.
  15. Adverse Travel Conditions: In the event of road closure due to adverse travel conditions or any form of third party industrial action the owners cannot be held responsible for non-arrival of client at the house and no refunds will be given.
